The whole list, in one visit.
Send us the punch list — the drawer, the door, the shelf, the faucet. We arrive with the parts and hardware already staged, so nothing waits on a hardware store run.
What's included
Mounting and shelving
TVs, floating shelves, mirrors, curtain rods, and cabinets — anchored into studs and rated for the weight you're hanging.
Door, drawer, and hardware fixes
Doors that stick or won't latch, sagging hinges, cabinet pulls, locks, and closers adjusted properly rather than forced.
Minor plumbing and fixture swaps
Faucets, shower heads, toilet internals, and supply lines. Anything needing a licensed specialist we flag before we start.
Light fixtures and switch plates
Straightforward fixture and plate replacements on existing wiring — and an honest referral for anything beyond that.
Seasonal prep and touch-ups
Weatherstripping, caulk, patch and paint, gutter checks, and the small drywall repairs that show up in inspections.

- The second repair hiding behind the first one
- Parts and anchors sized to your walls, brought in advance
- Dust and debris cleaned up before we leave
- Work that's genuinely for a licensed trade — said up front
How we price it
We quote your whole punch list as one fixed price in writing rather than running an hourly clock, so you're never paying for our trip to the hardware store. Send the list — a photo of each item is ideal — and the number comes back before we schedule. If a wall opens up and the scope really changes, you approve the new number first.
Several small items on one visit costs far less each than booking them separately. The list is the unit we price, not the hour.
A curtain rod and a sagging exterior door aren't the same job. Anchoring into brick, tile, or plaster takes longer than drywall.
Quoted separately at cost, or use parts you've already bought at no markup either way.
Repairs added to a move or clean already on the calendar are the cheapest way to buy them — one visit, one price.
Common questions
Do you charge by the hour?
We quote the list at a fixed price. If we open something up and the scope changes, you approve the new number before we continue.
Do you bring parts?
Yes — describe the job in your request and we stage the hardware for it. That's the whole point of how we work.
What won't you take on?
Panel work, gas lines, structural changes, and permitted jobs. We'll tell you immediately and point you to the right trade.
Can you do repairs during a move or clean?
Yes, and it's the cheapest way to buy it. One visit covers all three tracks.
